Energy Performance Certificates (EPCs) are required whenever a property is:

  • Built
  • Sold

You must order an EPC prior to marketing your property for sale, and details of the energy rating will need to be displayed on any marketing material.  If your property is Listed, it is exempt from the requirement to have an EPC.

An EPC contains:

  • Information about a property’s energy use and typical energy costs
  • Recommendations about how to reduce energy use and save money

An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.

If you have a valid EPC from when you purchased the property or previously marketed it, we can utilise this.  However if you have made any material changes such as extensions, replaced the boiler, windows or upgraded the insulation, you will need to obtain an updated EPC.

How to get an EPC

Norgans recommend two locally based accredited Energy Assessors who can carry out the inspection of your property and prepare the EPC.
